Legal Requirement – UK law (Gas Safety (Installation and Use) Regulations 1998) requires landlords to have a valid Gas Safety Certificate.

Issued by a Gas Safe Registered Engineer – Only engineers listed on the Gas Safe Register can legally conduct the inspection and issue the certificate.

Annual Renewal – The certificate must be renewed every 12 months.

Appliances Covered – Includes gas boilers, ovens, hobs, fireplaces, and any gas-related pipework or flues.

Records & Copies – A copy of the certificate must be given to tenants within 28 days of the inspection or before new tenants move in.
